The short version: use the site, buy our reports if you want them, don’t scrape us or break the law, and if any paid analysis we deliver misses your situation, reply to your delivery email and we’ll regenerate it for free.

Editorial content is informational, not advice

Articles, neighborhood profiles, and reports are editorial content meant to help you make informed decisions. They are NOT legal advice, financial advice, real estate brokerage services, or insurance recommendations. Your decisions are your responsibility.

Paid products

The Personalized Neighborhood Report ($49), Relocation Match ($149), and School Zone Report ($29) are research and editorial services. Delivery times are stated on each product page.

We do not offer a 30-day money-back guarantee. Digital reports cannot be “returned,” so a blanket refund window doesn’t make sense for this kind of product. What we do instead: if any analysis we deliver doesn’t fit your actual situation, reply to the delivery email within 14 days and we’ll regenerate the report for free, or in rare cases issue a refund at our discretion. Outright refunds for buyer’s remorse are not available.

The Insider Membership

The Insider Membership is currently in development and not accepting subscriptions. The product page on /insider serves as a waitlist. If you signed up before May 2026 and were charged, those subscriptions have been refunded.

Acceptable use

Don’t scrape the site at scale. Don’t republish our content without permission. Don’t use the tools to abuse, harass, or stalk anyone.

Limitation of liability

We aim for accuracy but data sources change. We’re not liable for outcomes of decisions you make based on the site or paid reports.

If we update these terms, we’ll note the date here and email subscribers about material changes.
